When you sell without a 1031 exchange, two bills can come due at once: capital gains on the appreciation, and depreciation recapture on every year of depreciation taken. A 1031 exchange can defer both, but only into another investment property, on strict timelines. Selling to cash, or into a personal home, does not qualify. What the bill actually is: your CPA's number, and it gets priced before you list, not after you sell.
